GUNTUR: land prices in areas of the city of Guntur Arundalpeta Brodipeta and now range between Rs 1.05 lakh to Rs 2 lakh per square meter in the two regions, surpassing even those in the main locations in the metropolis of Hyderabad.
Following the announcement of the capital, a similar situation prevails in Nuzvid and pricing in and around Vijayawada. All kinds of shops and star hotels are located in these two regions. Offices Telugu Desam and YSR Congress are also Arundalpeta, while several multiplexes and movie theaters are in Brodipeta.
A developer, K. Kishore said there is no vacant land in the two regions. Guntur is the star of the tariff schedules of the earth because people assume that there is no land available in the river as the capital will be a capital of the riverbank. Therefore, everyone is eyeing land Guntur.
The administration of Guntur district has reported the availability of 21,595 hectares of land in Amaravathi, Guntur, Tadepalli, Tadikonda, Tulluru, Vatticherukuru, Yadlapadu, Prattipadu, Phirangipuram, Sattenapalli, Medikonduru, Mangalagiri and Pedakakani mandals.
D. Govindu manager S. R. Construction, however, said the Guntur remains a favorite among people, because it is the closest to the new capital.
Developers sold parcels in the approved design:
Affirming that some people were selling plots in designs that lacked approval, VGTM-UDA officials on Wednesday warned buyers not to invest in plots of illegal designs. UDA vice P. Usha Kumari said only 319 designs had been approved by the UDA.
"Permit planned in places subject to the jurisdiction of the UDA designs should also be taken before the plots are sold," he said, asking buyers to verify the approval number and plan design with UDA officials before checkout.
Siva Reddy Bhoomi, real estate agent, agreed that some developers were selling plots in designs that do not have the UDA approval. "All companies do not have approval. However, developers have applied for approval. They receive all necessary approvals before delivering parcels," he said. However, Mrs. Kumari advised buyers not believe in such statements.
